Pipe vs Tube

What's the difference between a pipe and a tube?
More often than not, people guess it has something to do with the quality of the materials, but that's got nothing to do with it. The difference between a pipe and a tube is how they are measured, and ultimately what they are used for.
A pipe is a vessel - a tube is structural.
A pipe is measured ID - a tube is measured OD.
How they are measured... Pipes are measured ID or inside diameter because they are vessels. Tubes are measured OD or outside diameter because they are structural.
Pipes have a consistent ID regardless of wall thickness. In other words, a 1/2" high pressure pipe may need a 2" thick wall, but the ID will still only be 1/2" even tho the OD is 4.5".
Generally speaking, a tube will have a consistent OD and it's ID will change. Engineers see tubes and pipes with different eyes.
A tube is structural.
By having a consistent OD they can vary wall thickness, changing the ID, to increase strength. Because they are consistent OD, they have predictable characteristics.
Again, the difference is simple, it's how they are measured and what their intended uses are.

No Smoking Area

People should stop smoking for at least these following reasons:
First, smoking is waste of money. By buying cigarettes, you will only “burn” the money you have earned just to fulfill your personal addiction that would do nothing good to other people and yourself indeed. You supposed to be able to use the money for more honorable cause.
Second, smoking is spreading polluted air to the people around you who are not a smoker. This nicotine-contained air will increase passive smoker risk in getting lung cancer and other diseases, which is really unfair for them.
The last but not least, when the smoker itself is exposed to the cancer then you will only be a burden to the people who closed to you (e.g. your family) who supposed to take care of you, which this is also unfair for them cause they supposed to be able to get more quality time in their own life.

That's why my new house will be NO SMOKING AREA...

Rumus Gampang Menghitung Cicilan KPR

Ini masih berhubungan dengan tulisan tentang menghitung cicilan KPR sebelumnya.
Berikut rumus gampang nya menghitung cicilan KPR:
Untuk periode cicilan x tahun, maka cicilan/bulan=(Jumlah KPR/1juta)*faktor pengali
Faktor pengali ini bisa didapat dari rumus PMT yang ada di excel.
Kalo bunga bank dan periode berubah, maka faktor pengalinya berubah.
Dengan menggunakan rumus gampang ini kita dapat melakukan perhitungan cepat dimana aja.

Contoh:
1. Asumsi bunga bank= 9.99%
Untuk periode cicilan 15 tahun=(Jumlah KPR/1juta)*10740
Untuk periode cicilan 10 tahun=(Jumlah KPR/1juta)*13210
Harga rumah = 150 juta
Dp=10%=15juta
Periode cicilan=15tahun
maka cicilan perbulan=(135juta/1juta)*10740=1449900

2. Asumsi bunga bank=9.5%
Untuk periode cicilan 15 tahun=(Jumlah KPR/1juta)*10443
Untuk periode cicilan 10 tahun=(Jumlah KPR/1juta)*12940
Harga rumah = 150 juta
Dp=10%=15juta
Periode cicilan=15tahun
maka cicilan perbulan=(135juta/1juta)*10443=1409805

Menghitung Cicilan KPR


















Pasti ada rumus gampangnya, soalnya mas yang di marketingnya developer bisa menghitung pake kalkulator biasa.Tapi aku lum bisa menemukan cara gampangnya juga.
Akhirnya pake excel dech, pake fungsi PMT yang ada di excel. Gini caranya:
masuk Excel, insert function, financial function
Masukkan nilai seperti gambar di atas.
Jadi untuk kredit sebesar 135000000, bunga 9.99%, periode cicilan 10 tahun, makan cicilannya sekitar 1784000/bulan.
